Heat pump installation in Surrey

We install heat pumps across Surrey, from older split-levels in Guildford and Newton to newer townhouses in Clayton and Grandview Heights. Many Surrey homes have a secondary suite, so we often design systems that keep the suite's heating separate and controllable.

Surrey homes and the systems that suit them

Split-levels and basement-entry houses (1970s–1990s) in Guildford, Fleetwood and Newton usually have a gas furnace upstairs and often a basement suite on baseboards. A ducted heat pump can replace the furnace on the existing ducts, with a ductless head for the suite.

Newer homes and townhouses in Clayton, Grandview Heights and South Surrey are often built tighter, with smaller heat loads - which means a smaller, less expensive heat pump than the old furnace's rating suggests. A proper heat load calculation matters here.

Homes on electric baseboards throughout Surrey qualify for the $4,000 BC standard rebate with no income test.

Cooling for Surrey summers

Surrey sits farther from the ocean than Vancouver and runs warmer in summer heat waves. A heat pump cools the whole home - and for a suite, it's often the only practical way to add air conditioning.

  • Every heat pump installation in Surrey needs an electrical permit. The contractor applies for the City's Electrical Contractor Installation Permit and completes a load calculation for the building type, and you book an electrical inspection when the work is done.

  • Dual fuel systems also need a gas installation permit from Technical Safety BC. Heat pump water heaters need a plumbing permit.

  • The City recommends placing the outdoor unit as far from the property line as possible, favouring the front or back yard over the side yard, away from neighbours' windows and out of the roof drip line, on a solid base with vibration pads.

Heat pump questions from Surrey homeowners

Yes. Surrey requires an electrical permit for every heat pump installation, applied for by your contractor along with a load calculation. Dual fuel systems also need a gas permit from Technical Safety BC.

Yes. The usual approach is a multi-split with separate heads and thermostats for the suite, or a ducted system upstairs and a ductless head downstairs. Separate control keeps tenants comfortable and makes it fair if the suite pays its own hydro.

Surrey recommends the back or front yard over the side yard, as far from the property line and neighbours' windows as practical, out of the drip line, on a solid pad with vibration isolation. Fences and landscaping help with sound.

Surrey homes use the provincial and federal programs. Electric-heated homes can get $4,000 for a whole-home system through BC Hydro; gas-heated homes may qualify through the income-qualified CleanBC program; and the federal rebate opens in early 2027.

Many 1970s–90s Surrey homes, especially those with suites, have panels already carrying two kitchens and laundry. The load calculation required for the Surrey permit answers it; options include a service upgrade or load management.

The same as elsewhere in Metro Vancouver - about $5,500 to $9,500 for a single-zone ductless system and $14,000 to $20,000 for a central ducted system, before rebates. Suite layouts can add a zone.
