Heat pumps for condos and townhouses

Most condo and townhouse heat pump installs are ductless mini-splits with the outdoor unit on a balcony, patio or wall bracket. The work itself is straightforward; the part that takes time is strata approval. We prepare the information your strata council needs to say yes.

Strata approval: what we prepare

We put together a short approval package your strata council can review at one meeting:

  1. Equipment details: model numbers, sound power ratings and spec sheets.
  2. A site plan: where the outdoor unit, line set and indoor head go, with photos.
  3. Building envelope details: wall penetration size, sealing method and flashing.
  4. Electrical load: the new circuit and confirmation the suite's panel can take it.
  5. Insurance and licensing: proof of liability insurance and the trade licences on the job.
  6. Maintenance responsibility: a plain-language note on who looks after the unit.

Townhouses

Townhouses usually have more room for an outdoor unit - a patio or a yard - and often a forced-air furnace, which opens up a ducted heat pump. Townhouses with their own gas or electric meter may also qualify for the main BC rebate programs, not just the condo stream. Strata approval still applies.

Condo rebates

For electrically heated suites in buildings of up to six storeys, income-qualified owners and renters can apply for up to $5,000 through the CleanBC Energy Savings Program Condo and Apartment Rebate. Utility accounts must be in the resident's name. See our rebate guide for all the programs.

Questions people ask us

Yes. Anything that changes common property - a wall penetration, an outdoor unit on a balcony or exterior wall, an electrical change - needs written strata approval before work starts. The City of Vancouver also requires written strata council approval for heat pump permits in strata buildings.

The make and model with its sound rating, where the outdoor unit and line set will go, how the wall will be sealed, the electrical load, who's responsible for future maintenance, and proof of contractor insurance. We provide this as a package.

Income-qualified owners and renters in condo and apartment buildings up to six storeys with electric heat can apply for up to $5,000 through the CleanBC Energy Savings Program Condo and Apartment Rebate. BC Hydro also runs a condo and apartment rebate program.

Often, yes - on the floor, a stand or a wall bracket. Strata bylaws, the building envelope and sound limits decide where. Vancouver treats balcony and raised-deck locations as needing additional review.

Modern inverter outdoor units run quietly at normal output. We choose models with low sound ratings for close-quarters buildings and mount them on vibration pads.

With the landlord's written consent and strata approval, yes. The income-qualified condo rebate is open to renters as well as owners.
